You’ve put in the hard work furnishing your property, taking great photos, writing an enticing listing and have gathered some great reviews. If your investment property seems more like a chore or another full-time job, let us help! Ready Rental Services offers co-hosting, which has many benefits and far less drawbacks and costs of a full service property manager. You get to be hands off at a fraction of the price!

It is the perfect solution for those who want their time back but do not want to pay 25%-35% to a property manager and be stuck in a contract. We are not simply a listing/booking service like Evolve, not a full-service property manager. We offer a hybrid solution that more flexibility than with any other option!

With Ready Rental Services you keep control of your listing, it’s yours! As a co-host any reviews that we build stay with you if you decide to start managing it again yourself. Property managers will re-list your property and begin the process from scratch. They may build hundreds of reviews, but if you decide to take the property over yourself, those reviews are not yours! They are attached to the property manager and now YOU have to start over from scratch. With RRS, there is no long term contract and no hijacking your listing and reviews.

We will meet with you and listen to your preferences. If there is a minimum nightly rate that you’d like us to stay at, done. If you only want guests with 5 star reviews, done. If you do not want long-term rentals, done. We will meet with you and take all of your requests and implement them. Property managers will lower your rates, put it on auto-book and not screen guests and do whatever it takes to get warm bodies in your property so that they make money. Of course, we all want to make money, but we do not do anything to jeopardize your home or investment.

Ready Rental Services will:

  • Manage your Airbnb & VRBO calendars and verify that they are properly synced.

  • We will schedule our own cleaning staff for turnover cleans (*note: we do not oversee outside cleaning companies)

  • We will take care of light maintenance or alert you to larger issues and help coordinate service professionals

  • We will respond to all inquiries through the apps and be the guest contact throughout the process, before, during and after their stay

  • We will post guest reviews, send check-in & check-out instructions, greetings and reminders

  • You will remain the payee on the accounts and we will bill you weekly for services

You as the owner will be virtually hands off. We may reach out from time to time for maintenance issues and will work with you to find appropriate repair services. We will NEVER make large repair decisions of your behalf or send a surprise bill.

There is no contract & you may resume hosting at anytime (though we know you won’t want to 😊).

  • Ready Rental Services bills 15% of the nightly rate. We do not take commission on the cleaning fee, taxes, etc. For comparison, Evolve charges 10% on the nightly rate and cleaning fee and automates the whole process. They have never seen your property and cannot answer guest questions. You still need local professionals to assist guests with lock-outs, answering questions, etc.

    A full service property manager is typically 25%-35% commission. They collect the funds and pay you. In comparison, you will receive payouts and pay us after we bill you post-guest stay. They will perform repairs and bill you, where Ready Rental Services will give you the option of having us do small repairs or choosing your own professional and being involved in the process.

  • Yes! All staff lives within a 10-15 minute drive from the beaches. We limit service to a small area so that we can be available 24/7. We get to know your property very well before we begin assisting guests. We will spend a few nights at the property to see it from the guests viewpoint. We learn to use everything in the property and learn any quirks so that we can easily and properly address issues. Unlike property managers or others who offer management services and have never stepped foot on the property! We learn it top to bottom and treat it as our own.

  • Never! The cleaning fee is a pass through cost to the guest and being it is paid out to you, we bill the cleaning fee at the time we bill our co-host fees. The co-host fees may vary due to nightly rates changing. You will continue to have access to the platforms and can view the rates, reviews, etc. at any time if you choose. We will purchase batteries, HVAC filters and lightbulbs and add it to our bill for reimbursement of the items, though you are always welcome to choose and purchase your own. Small maintenance issues can be handled and billed without contacting you if you prefer, but we will ALWAYS involve you with large repair and decisions on your property.
